The Job: The Building Systems Technician is responsible for performing the work to upkeep mechanical, electrical (under 220 Volts), HVAC, life safety and plumbing systems within the building. The duties span across various systems and components ensuring everything runs smoothly and efficiently. This position demands a blend of technical knowledge, hands-on skills, and the ability to respond promptly to any issues that may arise, but does not include any supervisory or managerial duties. The role requires a City of Chicago Stationary Engineers license.

Please note:
This is an onsite, 40-hour/week, union-represented position (IBEW, AFL-CIO, Local #134) that is eligible for overtime.
Workday schedules will vary based on the seasons of the Museum and has a minimum of 8 hours per day with at least 10 workdays per pay period; this role requires one weekend per month as part of its standard schedule.

Responsibilities

  • Safely and efficiently operate and maintain all mechanical systems, refrigeration equipment, high pressure and low, steam pressure heating, water, and ventilation systems.
  • Perform and/or assists with service and preventive maintenance on all chillers, feed pumps, chillers, control valves and make necessary repairs or arranges for repairs, if need be, by outside contractors.
  • Perform and/or assists with service and preventive maintenance on all boilers, feed pumps, control valves and make, as necessary, repairs and or arranges for repairs, if need be, by outside contractors.
  • Check and maintain temperature, pressure gauges and water levels to insure proper operating conditions for boilers, cooling towers, fan coils, heaters, pumps and feed water tanks, water softeners and any other HVAC or boiler auxiliary equipment.
  • Monitor and log all readings of the boilers, chillers, cooling towers, pumps, and related equipment within the CMMS system.
  • Perform and/or assists with electrical (under 220 Volts), plumbing, building safety systems, elevators (assess and troubleshoot minor problems), and any other engineering and/or HVAC systems while installing (with advance notice to the Union and not to include electrical work or electrical installations), inspecting, maintaining, repairing, and replacing all building-related equipment.
  • Operate, maintain, and repair boilers and auxiliary equipment, including but not limited to RO water system, boiler controls, electric and pneumatic controls, BAS system controls and programs.
  • Operate, maintain, and repair all heating and ventilating units, including piping at and within the unit.
  • Operate the Building Automation System and Power Monitoring System to monitor, control, and trend performance of the building equipment.
  • Perform and/or assists with preventative and corrective maintenance work orders as directed.
  • Perform water chemistry laboratory analysis on facilities systems and maintain proper chemical parameters.
  • Follow all SOPs and maintain a focus on safety while performing tasks in the facilities environment.
  • Operate, maintain, disassembles, reassembles, and repair condensate pumps, condensate tanks, feed water, transfer, vacuum, chemical pumps, sump pumps, and sewage ejectors with their related valves and piping.
  • Operate, repair, troubleshoot, and maintain all systems related equipment such as boilers, chillers, cooling towers, air compressors, pumps, and deionized water production systems.
  • Maintain equipment such as heat exchangers, HVAC, electrical (under 220 Volts), plumbing, domestic and waste, kitchen equipment, and hot water systems.
  • Maintain heaters, radiators, steam traps, chillers, pumps, fan coil units.
  • Operate, maintain and repair all air compressors, dryers, and auxiliaries, valves, piping, cooling towers, fans, gear reducers, main line pumps and appurtenances.
  • Operate, maintain and repair refrigeration machinery, related controls, and piping connected with air conditioning, ice machines and cold rooms.
  • Operate, maintain and repair compressed air systems, pneumatic controls, and related piping for heating, ventilating and refrigeration systems control.
  • Provide support for co-workers, contractors, vendors, project managers, engineers, and others as necessary to support project and renovation work.
  • Ensure compliance with City, State, and Federal regulations.
  • Other duties as assigned.

Qualifications

  • Current and valid City of Chicago Stationary Engineers License.
  • Ability to respond to emergencies   such as power outages or water leaks, as needed and required.
  • High school and/or Technical Trade school and/or Union Apprenticeship experience.
  • Minimum of five (5) years of related experience.
  • Experience monitoring intricate machinery, gauges, and meters to ensure that everything is operating properly.
  • Proven record of utilizing tools, working with machines and the skills to repair, maintain, and operate equipment.
  • Ability to use and perform maintenance on scissor and boom man-lift equipment.
  • Proven experience using a variety of office equipment and to operate a computer keyboard to access data bases, to send/receive messages and to prepare documents.
  • Self-motivated with a positive and professional approach, high level of initiative and exceptional problem-solving skills.
  • Ability to multi-task in a fast-paced environment with changing priorities and limited resources.
  • Language :
    • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals both on paper and on a computer.
    • Ability to read and understand blueprints and building design documentation.
    • Ability to write routine reports and correspondence.
    • Ability to speak effectively before groups of employees of the organization.
  • Mathematical :
    • Ability to calculate basic math and amounts such as discounts, proportions, percentages, area, circumference, and volume
  • Reasoning :
    • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
    • Ability to interpret a variety of instructions furnished in written, oral, or schedule form.
  • Physical :
    • While performing the duties of this job, the employee is regularly required to climb stairs and ladders, walk, stand, and sit.
    • Must be able to use precise motions to control or repair machines. They grasp tools and use their hands to perform many tasks.
    • While performing the duties of this job, the employee is occasionally required to walk, stoop, kneel, crouch or crawl; talk or hear; and taste or smell.
    • The employee must be able to lift heavy items (up to 50 pounds) and work at elevations greater than 50 feet.
    • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • Work Environment :
    • The employee is occasionally exposed to humid and/or outside weather conditions.
    • The noise level in the work environment is usually moderate.

The starting hourly rate for this position is $39.00.
